Hi guys, what's up? My name is Brandon, and today I'm going to explain how lenders determine how muc

h money you can borrow to buy a house. Your income and debt payments are the biggest factors in determining the size of the mortgage you can get. I'll go over the specifics in more detail and then provide three real-world examples for you. If you're curious about the down payment required, I explained that in my previous video, which I'll link above.

The most important metric that lenders use to determine how much money you can borrow in the form of a mortgage is your debt-to-income ratio, or DTI, which compares your monthly debts to your gross income before taxes. The rule is that your monthly debt payments cannot exceed 36% of your monthly gross income. This includes your future mortgage payment, property taxes, and insurance, as well as your current debt payments like student loans, car payments, or credit card debt.

As another requirement, your housing expenses, including that mortgage payment, property taxes, and insurance, should not exceed 28% of your gross monthly income. At the time of applying for your mortgage, lenders generally will not let you borrow more than that 28% towards your housing expenses.

Now, let's get into the examples. In Example 1, if you make more than $10,000 per month in gross income and have no monthly debt payments, you can afford a monthly housing payment of $2,800 per month based on the 28% limit for housing expenses. Even though you are well below the 36% debt-to-income ratio, excluding down payment, this would allow you to borrow $520,000 at a 3% interest rate over a 30-year mortgage.

In Example 2, if you still make $10,000 per month in gross income but this time you have $800 in monthly debt payments, you can actually still afford a monthly housing payment of $2,800 per month because you have not gone over the 36% debt-to-income ratio, even with your $800 a month in debt payments. So again, excluding down payment, this would allow you to borrow about $520,000 with the same terms.

In Example 3, now if you make $10,000 per month in gross income but this time you have $2,000 in monthly debt payments, you can only afford a monthly housing payment of $1,600 per month based on the 36% combined debt-to-income ratio. So in this case, you would only be allowed to borrow about $290,000 towards your mortgage.

As you can see in the examples, any monthly debt payments above 8% of your gross monthly income can severely impact the amount of money that you can borrow.
