show moreo you start? First, hire a real estate agent. This is a step that's often overlooked. It's so easy these days to shop for current homes for sale online, but if you find the perfect house before you hire an agent, you may feel rushed to choose an agent to represent you, and it may not be the agent who's truly best for you. You should interview a few agents who work in the area where you want to buy. This could potentially be a long-term relationship, so be sure to choose an agent you're comfortable with. The agent gets paid only when your home purchase is complete, so it won't cost you anything to set up a relationship with them ahead of time. Keep in mind, agents do put in a lot of time and resources, so once you choose an agent to work with, you will likely be asked to sign an agreement committing to work with that agent exclusively for some period of time.
If you're going to apply for a mortgage loan, be sure to keep your credit in great shape. It's a good idea to pull a copy of your own credit report and make sure everything in the report is accurate. Your credit score can impact the interest rate you qualify for and even if you qualify at all. So, be assured you know what is in your current credit report and how to improve your score if needed.
The down payment percentage you need will vary depending on the type of loan you're getting. Down payments can be anywhere from zero to twenty percent. So, if you're buying a home for, say, eight hundred thousand dollars with a down payment of ten percent, you'll need eighty thousand dollars for the down payment. But keep in mind there may be other closing costs as well, such as escrow fees, transfer taxes, property taxes, and recording fees. Talk to your agent and talk to your lender to get an estimate of what these fees may total.
Don't just apply for a loan anywhere. Your mortgage doesn't have to come from the place where you think you can apply for a mortgage with a conventional bank, credit union, or mortgage broker. Some are easier to work with, others tend to get loans done on time every time, while others are known for being late and causing delays in closings. If you aren't already pre-approved, ask your real estate agent for a recommendation.
